Buying in Germany: prepare the financing without skipping steps
Frame the project, preserve a safety margin and compare the overall cost before committing.
A property project becomes calmer when it is prepared before the decisive viewing. The right starting point is not an advertised interest rate, but the place the purchase can take in your budget, mobility and other plans.
Begin with the project, not the monthly payment
A monthly payment can appear affordable while the project as a whole leaves too little room for acquisition costs, work, maintenance or another life event. The first question is therefore what the property is meant to do: provide a long-term home, support mobility or form part of an investment plan.
The expected holding period, household changes and a possible return to France all influence how much rigidity is reasonable.
Build a complete budget
The purchase price is only one line. A useful budget also accounts for:
- acquisition costs and professional fees;
- the personal contribution and the reserve left afterwards;
- immediate and future work;
- maintenance and running costs;
- a margin for changes in income or expenditure;
- other plans that use the same savings.
The target is not the maximum amount a lender might accept. It is an amount that remains compatible with the rest of the financial strategy.
Protect liquidity
Using all available savings as a contribution can improve one financing indicator while making the household more vulnerable. The appropriate reserve depends on employment stability, family commitments, the property and planned expenditure.
This is why the contribution and emergency savings should be discussed together rather than optimised independently.
Compare the structure, not only the rate
The interest rate matters, but it does not describe the entire financing. The fixed-rate period, repayment profile, flexibility, early-repayment conditions and remaining balance at the end of the fixed period also shape the risk.
A comparison is useful only when the same assumptions and total project are used.
Prepare cross-border information early
Income, savings or property in France may require supporting documents or explanations. Preparing a clear file before approaching lenders reduces last-minute confusion and makes it easier to compare realistic proposals.
Legal aspects of the purchase remain with the notary. Reserved tax advice belongs to the competent tax professional. Emmanuelle can organise the financial picture and help prepare the questions and financing process.
